Services: Property Management

The Property Management Department acts on behalf of property owners and investors who do not wish to manage property themselves and require professional assistance. Clients include individuals, Limited Companies, Partnerships, Plc's, Trusts and Pension Funds.

The scope of instructions will vary from client to client but may include the following:

Accounting: including demand and collection of rent, service charges, insurance premiums etc, instruction of solicitors, agents and bailiffs, payment of monies on the Landlords behalf to other parties, preparation and submission to the Landlord of property management accounts, statutory returns and records in respect of offshore companies, recording and supply of VAT information and maintenance of records and submission of returns;

Records: including maintenance of accurate systems and documents to include a record system for insurance renewal, rent review, break clauses and lease expiry dates together with instructions to solicitors to serve notices in connection with rent reviews and lease expiry;

Tenants Applications and Obligations: including consideration of applications by tenants for various consents during the term of their lease, preparation and completion of exchanges of letters, enforcement of tenants obligations and covenants under the terms of the lease including liasing with Landlords solicitors and the consideration of complaints, queries and disputes arising from tenants and adjoining owners and occupiers;

Facilities: including employment of staff and administration of service contracts, preparation of service charge accounts and liaising with Landlord's accountants where service charges costs are to be audited, administration of insurances and submission of insurance claims, general supervision of the property including regular inspections and advice on any action to be taken including schedules of dilapidations and arrangement and supervision of minor repairs, improvements and alterations, consideration of works to be carried out to the property in the interests of good estate management and making appropriate recommendations to the client. Preparation of management reports to include valuation, management comments and performance analysis.
